- Is a quote a loan approval?
- No. A quote request is the start of a conversation. Any financing is subject to application, underwriting, and lender approval.
- Are the calculators using live rates?
- No. They use an example rate so you can see the shape of a payment, a refinance break-even, or a DSCR ratio. Use those numbers in a quote if you want a file reviewed.
- What is Non-QM?
- Non-qualified mortgages use alternative documentation — bank statements, DSCR, assets, and similar — when a conventional income worksheet does not describe the borrower.
- Should I refinance or use a HELOC?
- If your first-mortgage rate is low and you need liquidity, a HELOC often keeps that first lien in place. If you want one payment and a new first mortgage, cash-out refinance may be cleaner. We compare both.
